Who is responsible for your data

STEP Real Estate is the trade name of Mi Group LLC, a real estate brokerage with an office at 1325 Main St, Ste 203, Katy, TX 77494. In this policy, “STEP,” “we” and “our” refer to Mi Group LLC.

This policy covers this website in English and Spanish, including the commission guide, the calculator, our forms and the messages you send us through it. It does not replace the notices or agreements of a real estate transaction, a financing application or the agent portal, which have their own terms.

Information we collect

Information you give us: your name, email, phone number, city, whether you hold a real estate license, your experience, the message you write and your contact preferences, when you complete a form, message us on WhatsApp, call us or email us.

Information collected automatically: IP address, device and browser type, language, pages visited, time on site, the site you came from, approximate location derived from your IP, and cookie and pixel identifiers. Analytics and advertising cookies are only activated if you accept them.

Information from third parties: aggregated or campaign data from Google and Meta, public information about real estate agents (for example, from HAR or TREC) and details shared by someone who refers you to STEP.

We don't ask for sensitive data, such as Social Security numbers or financial or health information, through this website. Please don't include it in forms or messages.

How we use your information

To answer your questions, set up a conversation about joining and give you the information you ask for about commissions, mentorship and services.

To send you calls, texts and emails when you give us your consent, as explained below.

To measure how the site is used, understand which content helps and improve how it works, with Google Analytics when you accept analytics cookies.

To show STEP ads on Google, Instagram and Facebook to people who visited the site and measure those campaigns, with Google Ads and the Meta Pixel when you accept advertising cookies.

To protect the site and our forms against spam, fraud and abuse, and to meet legal and regulatory obligations, including those of the Texas Real Estate Commission (TREC).

Cookies and similar technologies

We use cookies and similar technologies in three categories. On your first visit you'll see a notice to choose which ones you accept; you can change your choice at any time from “Cookie preferences” in the footer.

Necessary: they make the site work and don't require consent. They include “step-language,” which remembers your language for one year, and “step-consent,” which remembers your cookie choices for one year.

Analytics (optional): Google Analytics 4 uses cookies such as “_ga” and “_ga_<ID>,” lasting up to 2 years, to count visits and understand how the site is used.

Advertising (optional): Google Ads uses cookies such as “_gcl_au,” and the Meta Pixel uses “_fbp” and “_fbc,” lasting up to 90 days, to measure conversions and show relevant ads. They may also use their own cookies on google.com, doubleclick.net and facebook.com.

We use Google Consent Mode: until you accept, Google tags don't store analytics or advertising cookies. If your browser sends a Global Privacy Control signal, we treat it as a request to opt out of targeted advertising. You can also block or delete cookies in your browser.

Third-party analytics and advertising

Google Analytics and Google Ads are services of Google LLC. The Meta Pixel is a service of Meta Platforms, Inc. These companies receive technical information about your visit and handle it under their own policies. You can review and adjust the ads you see in Google's ad settings and Meta's ad preferences.

If we later turn on features such as Google enhanced conversions or Meta advanced matching, the email or phone number you give us will be sent in encrypted (hashed) form, and only if you accepted advertising cookies.

Forms and our CRM

What you submit in a STEP form is recorded in GoHighLevel (operated by HighLevel, Inc., also known as LeadConnector), the platform we use as a service provider to organize contacts, schedule conversations and send calls, texts and emails. HighLevel processes that data on STEP's behalf and not for its own advertising.

Our forms include spam protection, such as hidden fields or automatic security checks, which may process technical data from your browser.

Calls, text messages and email

We only call or text you for marketing if you give us your express consent, for example by checking a box that is never pre-checked. By doing so, you agree to receive calls and text messages from STEP Real Estate (Mi Group LLC) at the number you provided, including messages sent with automated technology, about opportunities for agents, events and news. Consent is not a condition of joining STEP or purchasing any service.

Message frequency varies. Message and data rates may apply. Reply STOP at any time to stop receiving texts and HELP for help; you can also email us at info@stepbrokerage.com. Carriers are not liable for delayed or undelivered messages.

We do not sell, rent or share your phone number or your text-messaging consent with third parties or affiliates for their own marketing purposes. Text-messaging opt-in data is only shared with the providers that make delivery possible, such as HighLevel and wireless carriers.

You can unsubscribe from marketing emails with the link in every message. We may still send you messages needed for an inquiry or an ongoing relationship. We call and text at reasonable hours and keep an internal list of people who asked not to be contacted.

WhatsApp and other external channels

WhatsApp buttons open a Meta service. Clicking doesn't send a message or subscribe you to anything. If you choose to write, STEP receives what you share in that conversation and the details WhatsApp makes visible, and uses them to help you.

Links to HAR, Google Maps, Instagram, Facebook and the Lone Wolf intranet take you to other services with their own policies. STEP does not collect intranet passwords through this website.

Who we share your information with

With providers working for STEP: web hosting (Vercel), CRM and messaging (HighLevel), analytics and advertising (Google and Meta), and phone and spam-protection services. They only receive what they need to provide their service.

With STEP's team, mentors and brokers who need your information to handle your inquiry or onboarding.

With authorities when the law requires it or to protect the rights and safety of STEP and others, and with a potential buyer or successor if the business changes hands.

We don't sell your information for money. Some state laws treat the use of advertising cookies as a “sale,” “sharing” or “targeted advertising”; you can opt out by declining those cookies, turning on Global Privacy Control or contacting us.

Your privacy rights

Under the Texas Data Privacy and Security Act (TDPSA) and other applicable laws, you can ask us to confirm whether we process your data, access it, correct it, delete it, get a portable copy, and opt out of targeted advertising, the sale of data or profiling with significant effects.

To exercise your rights, email info@stepbrokerage.com with the subject “Privacy request” or call (832) 224-5485. We may ask for information to verify your identity. We respond within 45 days, which we may extend by another 45 days when reasonably necessary, letting you know.

If we decline your request, you can appeal by writing to the same address with the subject “Privacy appeal.” We will respond within 60 days. If you're not satisfied with the outcome, you can file a complaint with the Texas Attorney General. We won't discriminate against you for exercising your rights.

How long we keep your data

We keep contact details and CRM history while we have a relationship with you and for up to 3 years after the last contact, unless the law or TREC rules require us to keep them longer or you ask us to delete them sooner.

We keep consent and opt-out records for calls and texts for at least 5 years, so we can show when and how you agreed or opted out. Google Analytics data is kept for 14 months. Cookies last as listed in the cookies section.

Security

The site only runs over an encrypted connection (HTTPS), and we limit access to your data to the people and providers who need it. No system is completely secure; if we detect an incident affecting your data, we'll notify you when the law requires it.

Children

This website is meant for adults interested in real estate services and careers. It is not directed to anyone under 18, and we don't knowingly collect their data. If you believe a minor sent us information, contact us and we'll delete it.

Where your data is processed

STEP operates in Texas, and its providers process information mainly in the United States. If you visit from another country, your data will be transferred to and processed in the United States.

Changes to this policy

We may update this policy when our tools or the law change. We'll show the date of the latest update at the top of the page and, if a change is significant, highlight it on the site or let you know through the channels we share.
